Application Process for Home Rental
Thank you for your interest in one of our communities and allowing Star Management the opportunity to provide rental services to you. To ensure the process goes smoothly for all parties, the guidelines below should be closely followed.
Application Submission:
- A complete application must be submitted and signed by each adult (18 years and over) planning to occupy the property.
- A $50.00 non-refundable application fee for each application must be paid in full at the time of application submission. We accept money order, personal check, and credit cards (Visa & MasterCard).
- A completed application consists of all of the following:
- Signed application
- Government issued photo identification
- Social Security Card or Individual Taxpayer Identification Number
- Two most recent paystubs or other proof of income (award letter from Social Security, W-2, bank statements, tax returns). If you are self-employed, you will need to provide satisfactory evidence of your financial ability to pay the rent (i.e. business bank statements, profit and loss statement or tax returns.)
- Signed employment verification form
- Signed residency verification form
- Interview with the park manager
- Acknowledgment of Privacy Policy
Application Processing:
Upon receipt of a completed application and payment of application fees, your application will be submitted for processing.
On average, applications are submitted to Management for approval within 48 hours, provided all the information you provide is correct and can be verified. In the event that your information cannot be verified as submitted, you may be asked to provide additional information to complete the processing.
Applications remain in processing until the following requirements have been met:
Employment/Income: Proof of financial ability to pay rent and charges of the park. Email address, phone and fax numbers are required on all verification sources.
Rental History: Previous and/or current housing information will be obtained from previous and/or current landlord or Mortgage Company. Email, phone and fax numbers are required on all verification sources.
Criminal Background: A criminal background check will be run on all applicants and occupants over the age of 18.
Eviction Search: An eviction background will be run on all applicants.
Credit History: A consumer credit report will be obtained on all applicants and occupants over the age of 18.
Occupancy: No more than two (2) persons per bedroom plus one additional person may occupy the home. Only those listed on the lease agreement may occupy the home.
Application Approval:
Upon receipt of a completed application and payment of application fees, the application will be submitted to Management for approval. Once approved by Management, the applicant will be notified that they are approved and arrangements for a Rental Agreement and move-in date will be made. In most cases, the rental must commence within fourteen (14) days after approval.
Multiple Applications:
You will be notified if there is already an application pending for a particular unit, and given the opportunity to be wait-listed or to apply for another unit. If the unit you apply for is not available, and you choose to withdraw your application, the application fee will be returned/refunded. Units will not be held. They will be rented on a first-come, first-qualified basis.
Security Deposit:
Upon approval of the application and execution of the Rental Agreement, applicant(s) must pay all sums due in full, including security deposit and first month’s rent, by money order or certified check.
