Home Purchase/Space Rental Application Process

Thank you for your interest in one of our communities.  To ensure the process goes smoothly for all parties, the guidelines below should be closely followed.

 

Application Submission:

 

Application Processing:

Complete applications are submitted to Management for approval, provided all the information you provide is correct and can be verified. In the event that your information cannot be verified as submitted, you may be asked to provide additional information to complete the processing.

 

Applications remain in processing until the following requirements have been met:

Employment/Income: Proof of financial ability to pay rent and charges of the park. Email address, phone and fax numbers are required on all verification sources.

Residence History: Previous and/or current housing information will be obtained from previous and/or current landlord or Mortgage Company. Email, phone and fax numbers are required on all verification sources.

Criminal Background: A criminal background check will be run on all applicants and occupants over the age of 18.

Eviction Search: An eviction background will be run on all applicants.

Credit History: A consumer credit report will be obtained on all applicants and occupants over the age of 18.

Occupancy: No more than two (2) persons per bedroom plus one additional person may occupy the home.  Only those listed on the lease agreement may occupy the home.

Within fifteen (15) business days of receiving all of the information requested from the prospective homeowner, Management will notify the seller and the prospective homeowner, in writing, of either acceptance, conditional acceptance or rejection of the application, and the reason if rejected.

If the approval is contingent upon certain terms and conditions being met, those items need to be satisfactorily completed in order to proceed with the signing of the Park’s Rental Agreement.  Please note California Civil Code §798.75(b):

“…In the event that the purchaser fails to execute the Rental Agreement, the purchaser shall not have any rights of tenancy.”

A Rental Agreement must be mutually executed prior to the escrow closing and prior to the purchaser(s) commencing occupancy in the Park.

There will be a $55.00 non-refundable application fee for each application that must be paid in full at the time of application submission. We accept money order, personal check, and credit cards (American Express, Visa & MasterCard).

Within ten (10) business days of receiving all of the information requested from the prospective tenant, Management will notify the seller and the prospective tenant, in writing, of either acceptance, conditional acceptance or rejection of the application, and the reason if rejected.

If the approval is contingent upon certain terms and conditions being met, those items need to be satisfactorily completed in order to proceed with the signing of the Park’s Rental Agreement.  Please note NRS 118B.170.4(b):

The landlord may “…Require the buyer and tenant to sign a rental agreement.  If the buyer and tenant refuse to sign the rental agreement within 5 days after such a request, the landlord may, after providing at least 5 days’ written notice to the buyer and tenant, bring an action for an unlawful detainer in the manner provided in chapter 40 of NRS.”

Within a reasonable amount of time after receiving all of the information requested from the prospective resident, Management will notify the seller and the prospective resident, in writing, of either acceptance, conditional acceptance or rejection of the application, and the reason if rejected.



Security Deposit: Upon approval of the application and execution of the Rental Agreement, purchaser(s) must pay all sums due in full, including security deposit, if applicable, and first month's rent, by money order or certified check.
